About the project:
The development at Clayton Triangle transformed a six-acre derelict site in Clayton-le-Moors, near Junction 7 of the M65, into a vibrant residential community. A total of 53 apartments and 74 houses were built, bordering the Leeds and Liverpool Canal. The development created a variety of affordable housing options, including shared ownership, rent-to-buy, and affordable rent, and 32 of these apartments were specifically designed for those over 55 looking to downsize. Each home has landscaped front gardens, private back gardens, and off-road parking.
Our role in the project:
Here at Enviroply Roofing, as one of the North West’s leading flat roofing specialists, we played a key role in the Clayton Triangle development, by installing an Alumasc roofing system. We began the installation on 19/09/2023.
The first stage of the installation involved fitting the AVCL (Air and Vapour Control Layer). This is specifically designed to prevent water vapour and moist air from penetrating the roofing layers, which could otherwise lead to structural damage over time. It can also reduce condensation and water build up within the roof structure, for longevity and performance that will last. For the Clayton Triangle development, the Alumasc Polyethylene AVCL was installed. This is a high quality, polyester-reinforced AVCL with a polyethylene film, making this highly effective for preventing moisture movement. This was loosely laid in preparation for mechanical fixing, with 150mm overlaps sealed using Alumasc butyl tape.
Following this, the insulation layer was installed. Roof insulation plays a vital role in maintaining a stable indoor temperature throughout the year while also improving energy efficiency. The correct insulation prevents heat loss through the roof in winter and reduces overheating in summer. For this project, 160mm Alumasc FF PIR insulation boards were used, applied in a double layer to achieve the required depth. Made from rigid foam and faced with low-emissivity composite foil, these boards significantly enhanced thermal efficiency and overall performance. They were securely fixed into position using mechanical fasteners.
Finally, the roofing system was completed with the installation of the waterproof membrane. For this, the Alumasc Alkorplan Reinforced Membrane in lead grey was applied. This is a thermoplastic PVC-P roofing membrane that is reinforced with woven polyester, designed to increase performance and offer lasting durability. This membrane can be trusted for fire resistance, UV protection, and long-term performance, making it the perfect choice for homes at the Clayton Triangle development.
The result at Clayton Triangle
We completed the installation of the plot roofs on 19/09/24, and the apartment roofing systems one day later on 20/09/24. The roofing systems were completed to a high standard, and all parties were happy with the outcome. The standards for a 20 year guarantee were achieved.
