About the Cotton Gardens Project:

Cotton Gardens was specifically developed to make use of the historic Union Mill building in Bolton, developing 105 one and two bedroom apartments. These deliver convenience and modern living in a prime location.

Aesthetically, the development aimed to retain the outer appearance of the historic Union Mill. This is an important part of Bolton’s history, which was once the home of the largest and most productive cotton spinning industry in the world. The interior however is completely modern, finished to a very high standard, with a contemporary design and a number of important features, including flat panel electric heaters, and stylish kitchens and bathrooms.

With functionality and style in mind, these apartments also offer a variety of different amenities such as a garden space, a gym, communal work areas, and co-working facilities. As such, this four floor building offers highly sought after housing just 10 miles from Manchester and a 15-minute walk from Bolton town centre.

Our Role in the Development at Cotton Gardens:

As roofing specialists, our team here at Enviroply Roofing played a key role in the Cotton Gardens project by installing an advanced Alkorplan roofing system by Alumasc. Our installation began on 16/10/2023.

We began the project with the installation of an Air and Vapour Control Layer (AVCL) using the Alumasc Polyethylene Membrane. This is an AVCL option that provides highly effective water resistance, safeguarding the roof structure from damage caused by condensation and moisture over time. We loosely laid this AVCL layer, and sealed all edges and laps with Alumasc butyl tape in line with the manufacturer’s guidelines.

Following the AVCL layer, we then installed the waterproof membrane to complete the roofing system. For this, the Alkorplan by Alumasc Reinforced Membrane was selected. This is designed to deliver a high quality performance, offering effective fire and UV resistance, as well as increased durability, and outstanding thermal properties. Made from thermoplastic PVC-P with woven polyester, this membrane has the longevity and properties to be highly effective for this development.

The result at Cotton Gardens:

We completed the roofing installation at Cotton Gardens on 23/04/2024. The project went well and was completed to a high standard, with everyone involved happy with the work. The roof achieved the requirements for a 20-year guarantee.
