About the project:
The development at Povey Road in Warrington will see the creation of 45 flats for the over 55’s, creating high quality one- and two-bedroom apartments as part of a retirement living scheme with the national Housing Association, Housing 21. This will be a two storey building, complete with a range of facilities including a communal lounge area and an outdoor courtyard with seating. This will also include cycle storage, a car park with electric charging points, and a manager’s office.
Our role in the project:
We will be installing IKO Armourplan roofing systems for the development at Povey Road. This will be used for both the main roof and the second floor roof. For both of these roofs, we will be using the same roofing build up and system.
The vapour control layer
The first part of the process will see the installation of the Vapour Control Layer (VCL). This is essential for preventing the build up of moisture and condensation, and protecting the rest of the roofing system from water damage and rot over time.
The insulation
Following the VCL layer, we will then install the insulation layer. For this Povey Road development, we will be using Tapered IKO Enertherm Gold Insulation boards. These are tapered insulation boards that can be used to create a subtle gradient on a flat roofing system. This allows rain water to be directed away from the roof and toward drainage, preventing problems with standing water and ponding.
These boards are also a highly effective insulation option, made from seven different layers that when combined into this single product, offer maximum thermal efficiency. These insulation boards are clad on both sides with a multi-layer, gastight aluminium complex, which is designed specifically with thermal efficiency in mind. As such, the IKO Enertherm GOLD PIR insulation is an effective choice for this roofing project. This type of insulation provides more stability than other PIR options, and offers an increased compression strength. However,the main benefit is that this product has lower lambda values, which means that a more effective thermal performance can be achieved, with less insulation.
Single ply roofing for Povey Road
Following the insulation layer, we will then install the single ply membrane waterproofing layer. For the project at Povey Road, the Armourplan P membrane will be installed. This can provide a high level of protection for the roof, from the weather, including rain and wind, UV exposure, and the behaviour of animals. As one of the leading membranes available, the IKO Armourplan P offers an exceptional level of quality, providing a high level of UV stability throughout, for long lasting performance. In addition, this membrane also provides robust tensile strength and a high level of product performance.
